What’s “Targeted Opt-In Email Marketing” you ask? You know those big “sign-up boxes” on websites that offer something for free in exchange for your name and email address? That’s called an email marketing “opt-in” box and you need to be using one as a Realtor or agent on your website. Why?

I’m going to assume you have a real estate website or blog already set up. If you don’t, you need to get that puppy started as soon as you’re done reading this post. Otherwise, there’s no way you can use the email marketing tool I’m about to explain.

Your real estate website itself is a vital marketing weapon in your marketing arsenal and there are a pant load of pieces that need to be in place for it to be effective. I won’t go over all of them now though. For now, I’m going to focus on one of those pieces that’s at the top of the list; “targeted opt-in email marketing”.

The goal of your website is to drive prospects to it, let them know what kind of Realtor or agent you are and hopefully convince them to become clients of yours. In a nutshell, that’s essentially what you need to accomplish to be successful and rake in the dough. An utterly fantastic way for prospects to get to know you, on a personal and professional level, is by collecting their names and email addresses (with their permission) in exchange for something you give them for FREE that has real value.

On many websites and blogs, you’ll see opt-in boxes to subscribe to the Realtor’s or agent’s mailing list or newsletter. That’s all fine and dandy but how boring is that? If you were the prospect on a Realtor’s or agent’s website and you had the choice of signing up for a plain old “mailing list” or “5 Ways to Save ,000 on Your Next Home Purchase”, which one would you choose? Yea, of course, you want to know about the ,000. That’s exactly how you need to be thinking when using an opt-in box for your email marketing.

So, Step 1 to using your email marketing opt-in box effectively is to make your opt-in box enticing. Make your prospect curious. Give them a reason to take what you’re offering them. A dull “mailing list” offer isn’t going to shock your prospect enough into typing his/her name and email address in that opt-in box. You need to get crazy!

The marketing ideas or endless when it comes to deciding what to offer a prospect for free in return for their name and email…

* “9 Ways to Avoid Selling Below Your Listing Price”

* “3 Tips on How to Sell Your Home for ,000 More”

* “FREE eBook, “The Secrets of Buying ,000 Below Market Value”

Get your creative email marketing juices flowing and come up with something your prospect wants and be sure you deliver on it. Don’t skimp on the information. Give them everything you promised and more. You want to wow your prospects and over-deliver. That’s what’s going to start this relationship off right and give you the highest chance of turning your prospects into clients.

Step 2 is picking out a company to use for your opt-in email marketing. These companies are called “autoresponders” and just like real estate agents, there’s no shortage out there to choose from. But if you’re like me, having too many choices is just as bad as having too few.

What autoresponder companies do is give you templates to choose from for your opt-in box. This is what goes on your website, like the one I have on the right of this page. You can typically customize the template with text and color so it fits in with your website.

The really cool thing these autoresponder companies allow you to do, once you’ve collected a prospects name and email through your opt-in box, is have a sequence of emails sent to your opt-in email marketing list automatically AND on the days and times you specify. If you wanted, you could type up a year’s worth of emails for your opt-in list and not have to touch another button the rest of the year. The autoresponder’s software does it all for you. This is exactly how you can deliver your freebie that you offered your prospect automatically.

Step 3 is about those sequential emails that you programmed to be sent out to your opt-in email marketing list. Those emails can be your “free 7-day e-course”, “free report”, “5 ways to blah, blah, blah”. If it’s a free report on 5 “ways” to do whatever, you can write up each “way” in a separate email and have each one sent out each day. This way, you’re not manually sending out emails one-by-one and your prospects will become familiar with you over 5 days instead of just 1 single email with no follow up emails. It just saves you a ton of time, which we’re always lacking as Realtors or agents.

Wait. Let me stop for a second because you might be thinking you to need to be a member of the “Geek Squad” in order to set up one of these opt-in boxes. You don’t. If I can do it as a member of the “wish-they-could-turn-on-a-computer-club”, then anyone can do it. Trust me.

It doesn’t hurt to have the right autoresponder company to help you though. I’ve used a few in the past but I’ve been sticking with Aweber for a long time now. They seem to have put a lot of time and money into their video tutorials as well as making their software a piece of cake to use. It’s literally just writing text and copying/pasting. My 4 year old could probably set up my opt-in email marketing better than I can with Aweber.

My final recommendation, after you’ve chosen a freebie to giveaway and have set up your opt-in box with the initial emails you want sent to your prospects, is to continue the relationship. What I mean is don’t just stop communicating with your prospects after they’ve received your freebie. There’s no exact science on this but I would keep in touch with them every 2-4 weeks. The tricky fine line is not emailing your opt-in list so much that they get sick of you and unsubscribe. But you also don’t want to neglect them and have them forget who you are. That’s the balancing act you have to play with and why I give you a range of every 2-4 weeks. Use your gut, use your judgment. Think about how often you’d want to hear from you.

Sorry, one more thing… after you’ve sent your freebie to them over the course of 1-7 days, you can send future emails to your entire opt-in email marketing list with a push of a button. You don’t need to email them one-by-one. At anytime, you can just write up an email and send it to all your prospects on the list. Nice and easy!
